It's hard to believe that VILLA has been over 6 years since launching Okinawa's first agent system!
Our diverse team of 11 agents includes veterans with over 20 years of real estate experience, as well as professionals who have transitioned from industries such as food service, IT, tax consultancy, insurance agencies, and foreign-affiliated companies. Some agents even juggle dual careers.
Our meetings offer a mix of in-person attendance at our Naha office and convenient online participation as well.
To ensure that we provide the best possible service to our clients, we hold regular monthly meetings, weekly sales strategy sessions, and ongoing training on real estate laws, taxes, and legal matters. Our goal is to facilitate smooth, secure, and efficient transactions for our clients, whether they're buying, selling, or searching for their dream home, second home, investment property, or large-scale development.

How a small fishing village became a tightly held billionaire suburb
You can ask one of the local members about what Watsons Bay looked like before the billionaires came.
"It's definitely changed, with all the money moving into the area," she says.
"When I was a girl growing up here, it was a fishing village. I used to go down to Camp Cove to throw a ball around. You'd be lucky to find 20 people there."
Watsons Bay is one of Sydney's most tightly-held harbourside suburbs, with a population of just 850 residents.
Perched on the tip of the South Head, it offers panoramic harbour views to the west and spectacular ocean vistas beyond the rugged cliffs on its eastern edge.

Michael Pallier, managing director of Sydney Sotheby's International Realty, says Watsons Bay appeals to buyers who want a Palm Beach lifestyle with an 18-minute ferry ride to the city.
"People are drawn to Watsons Bay because it's less densely populated than other parts of the eastern suburbs," he says.
Over the years, he has witnessed a shift from buyers whose families had lived in the area for generations to cashed-up trophy-home hunters and, more recently, growing interest from Sydneysiders who can work from home.
"The billionaires who bought waterfront properties could work from home and go into the office whenever they wanted to. Now, with the way technology has gone, you can live like a billionaire without spending fortunes on a waterfront home."

Properties along Sydney's Camp Cove beach in Watson's Bay are some of the most prized in Australia.
The Watsons Bay sale follows the $30 million sale of Jennifer Hershon's Bellevue Hill home on Victoria Road, which sold within two days of hitting real estate websites.

Searches for Australian properties from overseas buyers increased slightly compared to the same time last year, although the number of searches from individual countries has fluctuated.
Indian property seekers were particularly interested in Australian homes in October, with searches for properties to buy and rent both up by 23% compared to last year.
Searches from the UK were also up for buying and renting, and Hong Kong searches for properties to rent increased by 4%.


Which overseas cities are searches mostly coming from?
Most of the searches from the United States came from California, New York, and New Jersey, three of the largest and most populous states, but searches from Texas were also high.
What makes Auckland particularly special is that it is punching well above its weight when compared to other cities with a high number of searches, such as Hong Kong and Tokyo.

What is particularly surprising about searches from overseas is that they are looking for higher-priced properties than Australians do.
The most common maximum price for Australian searchers when looking to buy online is $600,000.
However, the most searched top price band for overseas searchers is $1 million, which is reflective of the suburbs that get the most search activity from overseas.
Of the countries with the largest search numbers, searchers from India have a smaller budget, mostly searching for properties below $600,000.
There are a couple of reasons why overseas searchers have a bigger budget than Australians. The first is a favourable currency exchange rate.
Another factor is that many searches are coming from cities such as Hong Kong and Singapore where property prices are extremely high; therefore, people migrating from these countries may have more equity from their previous homes.
Lastly, many overseas property seekers are investors with a lot of money to spend on property in Australia and particularly favour the luxury apartments being built in the capital cities.

What is the average rent in Australia in 2024?

Whether you're looking at houses or units in capital cities or regional areas, rents across Australia have been rising at a rapid pace.
Data from Domain shows advertised rental prices for houses in Australia's capital cities surged 11.1% over the last year to June 2024, and 3.2% over the last quarter.
For regional renters, house rents increased 7.8% over the year to June 2024, and 1.9% over the quarter.


Why is rent going up in Australia?
Landlords have faced a lot of pressure to raise rents lately, primarily because Reserve Bank rate hikes and the higher cost of living in general make investment home loans more expensive.
There has also been a limited rental supply. There hasn't been enough construction of new homes, and an influx of new migrants and professionals moving back to the cities has lowered vacancy rates. With tight supply and heated demand, prices naturally rise.
