  • Holders or candidates for the宅建士 (Real Estate Transaction Agent license)

  • Interested in working with both Japanese and international property buyers/sellers

  • Looking for a freelance, commission-based career with full flexibility

  • People with experience in real estate, hospitality, tourism, finance, or customer service are especially welcome


Job Description

  • Support property purchase and sale transactions in Okinawa

  • Guide clients (Japanese and international) through property tours

  • Prepare or assist with contracts and explanations in Japanese

  • Handle customer relations, social media promotion, and online marketing

  • Build your own client network through Okinawan and international connections


Compensation Models

① Fixed Base + Commission (Recommended for beginners/part-time)

  • Monthly guaranteed pay: ¥100,000+

  • Commission: 20-30% of brokerage fee

② Full Commission (Recommended for experienced agents)

  • Commission rate: up to 90%

  • One transaction can result in commissions of ¥500,000+ depending on the property price

Example Agent Incomes

  • Female agent, age 35, licensed宅建士, 4 deals/year → ¥3.15 million/year

  • Male agent, age 28, experienced, 6 deals/year → ¥10.5 million/year

  • Senior agent, age 45, handling luxury homes → ¥22.5 million/year
